MAINTENANCE COSTS
Maintenance of an expensive villa
without residence will cost you approximately 2500 € per one year.
The cost includes maintenance of a swimming pool, service of a
gardener, and life insurance for all occasions. With residence your
expenses will grow by quantity of used water and electric power.
Maintenance of an apartment or bungalow will cost approximately 500
€ per one year.

apartments, bungalows, villas). organization of trips on the
coast.

Preliminary consultation on the
problems of purchase of the real estate, organization of the
trip to Spain, meeting at the airport.

Selection of the object of real
estate, including new or secondary real estate; getting of the
status of a non-resident, registration N.I.E. - identification
number of a foreigner.

Opening of the accounts in the
best Spanish banks with a complete range of bank services,
including getting of plastic cards, possibility of control of
the accounts from any place of the world; verification of legal
clarity of the object of real estate, getting of confirmation
such as Nota Simple Informativa – an extract from the register
of property.

Paying of the minimal pledge;
signing of the contract with definition of the form and terms of
payment, registration of the mortgage credit in case of
necessity.

We provide volume of credit up to 80 % of the
cost of the real estate.

Payment of the object of real
estate according to the stipulated schedule of settlement,
signing of the official document (Escritura Publica - contract
of sale and purchase) at the presence of Spanish notary and
interpreter; in case of construction of a new object of real
estate the schedule of settlement can be the following:
1)
Phased payment of 30 up to 50 % of
the cost of the real estate during construction within the first 2-3
years.
2) Complete termination of
construction, 2-3 years.
3)
Getting of the mortgage credit for
payment of the rest of 70-50% of the cost; thus, financing of the
construction is carried out up to getting of the mortgage credit, in
case of necessity.
4) Getting of the original of Escritura Publica which is registered in the register of the
property within 2-3 months after signing of Escritura Publica at the
notary.
In case of signing the contract the company pays the
WEEK of the clients stay in Spain, including transport, escort,
translator, 100 % board and lodging.
